Steve Goodey, a property coach and investor who says that “not all days in real estate are awesome”, is putting it mildly.
Goodey, who owns the four-bedroom Taita property in Lower Hutt says: “Today, it was pretty bad.” He shows a video of the condition the house after tenants have been evicted.
Goodey claims that the house was “really beautifully” renovated a few years back. It is now filled with former tenants’ belongings including drawers, dressers, couches, toys for children, and clothing boxes. A bedroom is the worst affected by smoke and fire damage after an arson fire that occurred on the day tenants were removed.
Goodey: “It appears that it was an accident.”
The total damage for which the man is insured will be about $20,000. This will require a full month to repair.
Goodey will store tenants’ belongings as required by law in the event that they wish to retrieve them.
The tenants owed $6000 in rent, “which I’ll never see”.
Goodey who conducts property investment seminars says that dealing with such situations is just “part of the risks of renting out property”.
When I rent out an asset and place it on the market, I don’t moan and complain.
My biggest worry was that the tenants had left behind all of their children’s clothes and were late with rent. They got evicted, so they wouldn’t be able to get back any bond and would probably live in a vehicle.
Steve Goodey, Property Coach asked members to share their horror stories on his Facebook page. The responses were shocking.
A landlord lost the cards (…”)) that were tied to insurance payments.
I was a bit lazi and didn’t insure the portfolio for several months, before ordering new cards.
The day my new credit card was delivered (but not before I took it out of its envelope) I received a phone call from work that said the rental house I own had caught fire. The entire property was uninsured, and it cost $150k to repair. This happened last year.
A friend was in dire need of a rental property. They paid for rent the first eleven weeks, then stopped. It took me 26 weeks to remove them. “It cost me almost $9k.”
The worst was a story from an agent in Christchurch who advertised a brand new “townhouse”.
The Saturday open house went smoothly. Locked up and triple-checked locks were all secured. The next day, I return to the open house with the buyers still outside. As soon as I get there, I rush to remove the signs and then open the front door. Inside, there were poo covered walls, a curtain used for toilet paper and 1000 cans of Bourbon. There was also blood and four large black dildos. “Can you imagine their faces as they buy a home that is safe for their mother?
