
The Wellington Architectural Review Board has denied the switch to metal shingles from asphalt ones, but approved other modifications to Lotis Wellington Mixed-Use Project currently under construction along State Road 7.
Maria Raspanti, a Board member at the meeting on Wednesday August 23, said: “I believe you’d be taking away that ‘downtown’ look.”
The board voted 5-1 to reject the village’s recommendation to not support the request to install shingles to the residential multi-family and clubhouse structures at the project. This includes a mixture of residential and commercial use located along the west side SR 7 north of Wellington Regional Medical Center.
Rich Kasser of the Lotis Group said that the cost, the insurance and the ease of maintenance are all reasons for choosing different roofing materials. Rich Kasser and his co-workers argued that most visitors to restaurants or commercial locations would never see the roofs.
A majority of the committee said that it did not fit with other recent village projects.
Other changes were approved by the board that had been supported by village staff. The board approved other changes that village staff supported.
The board approved the use of pavers to achieve a similar look and feel, while being easier to replace. Bryan Donahue, an architect and planner with Insite Studio who worked on this project, said, “Functionally, we think it makes more sense.”
A wall-mounted exterior system for boxes will replace the original enclosed mailroom in the clubhouse. Board approved the change, but only with the requirement of adding additional landscaping. This included shrubs of two to three foot height accented by trees eight feet tall.
The Lotis Wellington Master Plan, which was approved by the village late in 2020, covers 64 acres of land on the west of SR 7, about a half mile north of Forest Hill Boulevard. The Lotis Wellington Master Plan consists of 191 residential multi-family units and 260 independent and assisted living units. It also includes retail stores, banks, professional and medical offices, daycare centers, as well as restaurants and retail outlets.
The panel approved the expansion of a monument near SR 7, from a 32-foot permitted area to 52-feet. A company representative said that this was done to allow the logo of Cheddar’s Self-Storage under Cheddar’s, without having to create a brand new sign.
The board also approved a color of blue for the awnings, which was not on the pre-approved village palette.
